A map search makes it easier to understand a property’s location and compare it with other homes nearby. You can zoom into specific neighbourhoods, adjust filters such as price and property type, and see where available properties are located in relation to schools, parks, transit, shopping and other amenities. It is particularly useful when you are flexible about neighbourhood boundaries or want to compare several nearby communities at the same time.

Yes. In addition to active MLS® listings, the map allows you to review recent Sold Real Estate prices where sold information is available. Comparing active listings with recent sales in the same neighbourhood can provide useful context when evaluating an asking price. For a more detailed analysis of a particular property, Team Dana & Amar can also review comparable sales, listing history and current competition to help you determine its market value.

If you are considering a home that is less than 10 years old, check whether any new-home warranty coverage remains. Most new homes built by licensed residential builders in BC require third-party 2-5-10 home warranty insurance, although certain exemptions apply. The minimum coverage generally includes 2 years for labour and materials, 5 years for defects in the building envelope and 10 years for structural defects. Buyers can check the BC Housing New Homes Registry and should review the actual warranty policy to determine what coverage remains and when it expires.

Yes. New-home warranty insurance is generally attached to the home rather than the original owner, so any remaining coverage continues when the property is resold. A buyer purchasing a home that is less than 10 years old should confirm the original occupancy date, warranty provider and expiry dates for each portion of the coverage. The BC Housing New Homes Registry can also provide useful information about the home, builder and warranty status.

An owner-built home may have been constructed under an Owner Builder Authorization and can therefore be exempt from the requirement for third-party home warranty insurance. However, when an owner builder sells the property within the first 10 years after occupancy, statutory protection may still apply to subsequent purchasers, generally following the same 2-year labour and materials, 5-year building-envelope and 10-year structural periods. Buyers should confirm the property’s status through BC Housing and carefully review the available construction, permit and warranty information before purchasing.

The MLS® listing is only a starting point. Depending on the property, buyers may also want to investigate title, easements and covenants, municipal permits, zoning, previous sales and listing history, property disclosures, inspections and any planned development nearby. For strata properties, the strata documents, financial statements, insurance, depreciation report, meeting minutes, bylaws and potential special levies can be particularly important.
