Staging is about making sure your home presents really well in photos when you lit it as well as in-person visits to our target buyer.   We are expert at using staging to help buyers fall in love with the features of your home most important to them, as well as minimizing the impact of anything which could detract.  We will provide advice, and help you enhance the appearance of your home with art work and accent pieces, before Listing a home.   There is so much we do in this area; call us for an assessment of what we can do in your home!

6.  Showcase with high quality photographs

We offer high end, professional photography to showcase your home’s features in the best light.   We direct our photographers to ensure the most important features of your property are highlighted.   Great photos tie directly to our marketing plan, serving the same purpose as a resume:   to drive people to come visit your property in person! 7.  Use Drone aerial photography

Aerial photography and video will let prospective buyers see the home from above, the landscaping, and the neighbourhood.   Amar is a registered, commercial drone operator, and proficient in taking exactly the pictures and videos needed!

8.  Offer Matterport virtual tours and floor plans

Prospective Buyers can do a walkthrough of your home from the comfort of their homes. This will allow them to view the flow of the floor plan, close up of all the rooms and updates, even the views from the windows. This will be a fully interactive 3D Tour, with a 3D floor plan, and is particularly useful during times of pandemic.  When we list a home, we will always have the traditional 2D floor plans done by a professional.

9.  Print high quality colour brochures

Our brochures have vivid images to tell your home story, room dimensions, lot size, floor plan, and all the other pertinent information regarding your property, printed on high quality gloss paper to capture buyers attention.  The brochures serve a very important purpose:   to remind the potential buyers why they loved your home after they have toured several others.

Over 90% of the Buyers start their search online. That is why when we are Listing a home, we post virtual tours and videos on our website, YouTube, Facebook, LinkedIn, etc. Social Media gives additional exposure to your listing through the online communities.

12. Inspections and repair negotiations

Be aware that negotiations are sometimes re-opened as a result of defects found during a home inspection.   Oft times, the buyer will demand corrective action or price reductions unfavorable to the seller.   We have considerable experience and expertise defusing these situations and successfully negotiating our way to completion – with minimal (usually no) expense to the seller!
