The chart below shows the recently sold homes prices of a “representative” property in Greater Vancouver and the Fraser Valley.
An MLS® listing is an excellent starting point, but it does not necessarily tell the whole story about a property.
Depending on the type of property, important information may be found in title documents, municipal records, building permits, zoning and development regulations, strata documents, depreciation reports, meeting minutes, property disclosure statements, previous MLS® listings and sales history.
For a house, questions may include whether additions or secondary suites were permitted, whether there are easements or restrictive covenants on title, what redevelopment may be possible, or whether neighbouring development could affect the property.
For a condo or townhouse, the financial health of the strata, insurance, planned repairs, special levies, bylaws and issues discussed in council minutes can be every bit as important as the condition of the individual unit.
Some properties—such as foreclosures, estate sales, investment properties or homes with unauthorized alterations—may require additional investigation.
One of the most important parts of our job when representing a buyer is therefore not simply finding properties, but helping determine what questions should be asked and what information should be investigated before making a decision.
The market value of a property is not necessarily its asking price, its BC Assessment value, or what the owner originally paid for it. Ultimately, market value is determined by what knowledgeable buyers are prepared to pay under current market conditions.
To estimate that value, we look closely at recent comparable sales, but a good comparison goes well beyond square footage and number of bedrooms. Location within a neighbourhood, lot size and configuration, views, condition, renovations, age, zoning, suite potential, parking, exposure, noise, schools and many other factors can substantially affect value.
Current competition also matters. A home may have sold for a certain amount six months ago, but if buyers today have several comparable properties to choose from—or almost none—the market value can be quite different.
This is why Team Dana & Amar rely on detailed MLS® sales data, current listings and property-specific analysis rather than simply applying an average price per square foot or relying on an automated valuation. Every property has to be evaluated in the context of the market in which it is actually being bought or sold.
Two homes can appear almost identical on paper and still have very different market values.
A difference of only a few blocks can mean a quieter street, a better school catchment, superior views, easier transit access or less exposure to traffic and noise. One lot may have better sunlight, privacy, redevelopment potential or a more desirable orientation. Interior layout, renovation quality, maintenance and even the amount of natural light can also significantly affect what buyers are willing to pay.
Timing matters as well. One property may sell during a period of intense buyer competition while another reaches the market when several similar homes are available. Marketing, presentation, pricing strategy and the way competing offers are handled can also influence the final selling price.
This is why simply comparing price per square foot or looking at the nearest recent sale can be misleading. Team Dana & Amar examine the differences between comparable properties and try to determine why buyers paid more for one and less for another. That analysis is important whether we are establishing a listing price for a seller or helping a buyer decide what a property is really worth.
