The Single Family Homes Shift is reshaping the BC housing market, especially across the Lower Mainland. More buyers are now prioritizing space, privacy and long-term stability, turning their attention to single family homes and family-sized townhouses. Low inventory  and changing lifestyle needs are all pushing this shift, creating intense competition in many suburban neighbourhoods. Understanding what’s driving this trend—and how it affects pricing, timing and strategy—is essential for anyone thinking about buying or selling a detached home today.

Buyers are looking for SPACE, additional room for a home office or just to spread out while confined during the pandemic. Many buyers who previously lived close to downtown for work-related reasons are now looking for homes in the suburbs, on the assumption that working from home is a permanent trend. Still others are fleeing the potential for contagion represented by elevators and shared areas. For buyers with children, outdoor space and backyards are particularly highly sought after.

We’ve seen a lot of evidence since the summer that households are considering significant lifestyle changes by relocating to less-dense neighborhoods. In suburban neighborhoods such as Pitt Meadows, Maple Ridge, Langley residential sales and prices have increased despite the pandemic.

Condo Living?

While BC single family homes are unquestionably facing the highest demand, interest in condominiums hasn’t vanished completely and won’t anytime soon. Boutique condo buildings are more desirable recently—fewer units in the building makes it easier to physically distance, getting in-and-out without the elevator use, lower insurance rates/lower maintenance costs.

Single Family Homes Shift is not for everyone! There are still many Buyers who want the convenience of downtown city living! Savvy Buyers are looking at the potential opportunity: it has to be the right building, the right location and well-priced.
