Demand for housing remains high across the entire Lower Mainland, but we are seeing particularly strong demand for BC single family homes and townhouses in the suburbs.

Buyers are looking for SPACE, additional room for a home office or just to spread out while confined during the pandemic.   Many buyers who previously lived close to downtown for work-related reasons are now looking for homes in the suburbs, on the assumption that working from home is a permanent trend.   Still others are fleeing the potential for contagion represented by elevators and shared areas.   For buyers with children, outdoor space and backyards are particularly highly sought after.

We’ve seen a lot of evidence since the summer that households are considering significant lifestyle changes by relocating to less-dense neighborhoods. In suburban neighborhoods such as Pitt Meadows, Maple Ridge, Langley residential sales and prices have increased despite the pandemic.

CONDO LIVING?

While BC single family homes are unquestionably facing the highest demand, interest in condominiums hasn’t vanished completely and won’t anytime soon.  Boutique condo buildings are more desirable recently—fewer units in the building makes it easier to physically distance, getting in-and-out without the elevator use, lower insurance rates/lower maintenance costs.

There are still many Buyers who want the convenience of downtown city living!  Savvy Buyers are looking at the potential opportunity: it has to be the right building, the right location and well-priced.
