In these cases the tenants are more involved in maintaining the property. Triple net leases are consider low risk because the tenant is paying the property expenses: property taxes, building insurance, maintenance, utilities and rent. These types of leases are usually long term, which means it provides steady cash flow and the possibility of capital appreciation of the property. You don’t have to worry about vacancies, improvement costs!
