2.  Find the perfect mortgage.

Before you start looking into buying a home, you need to know how much you can afford.  Check our mortgage calculator to see how much your monthly payment will be.

How’s your credit score? In order to qualify for a mortgage you must have a good credit rating. You can go to Credit Karma to obtain a free copy of your credit score. If any information in your credit file is incorrect, take the time to get it fixed before applying for any mortgage loan.

Do you qualify for an insured mortgage? With an insured mortgage, you are able to finance up to 95% of the purchase price, either through CMHC or a private mortgage insurer. You will need to have at least the remaining 5% down payment, as well as additional funds to cover the property transfer tax, legal, moving and other closing costs.

BC Home Buyers: get pre-approval for a mortgage, so you know before looking how much you can afford. Do not change jobs just before applying for a mortgage. The lender will want to see that you have a stable employment history.

3.  KNOW the market and make offers with confidence!

5.   Get critical deficiencies repaired

Negotiations don’t necessarily end with the acceptance of your offer, either.   For instance, property inspections may reveal unexpected and critical defects.   Protecting your interests may require us to re-enter negotiations to have those defects rectified, or the price adjusted to reflect the true condition of the property. We will not shy away from strenuous negotiations on your behalf!
