West Vancouver Real Estate & Homes for Sale

West Vancouver - Ambleside Beach

West Vancouver homes for sale include a range of luxury properties, from waterfront estates and modern condos to high-end detached homes. West Vancouver real estate is known for its scenic views, exclusive neighbourhoods, and strong demand from buyers seeking lifestyle, privacy, and long-term value.

The city is a paradise for those seeking an outdoorsy life. Opportunities for mountain biking, hiking or skiing abound! For instance, Cypress Mountain offers some of the finest local skiing and Whistler Ski Resort is just over an hour away. The truly fortunate live in waterfront homes, and enjoy launching kayaks for a sunset paddle from their back yards. Do expect to spend tens of millions of dollars for the privilege, though! Exclusive recreation opportunities are offered by the Hollyburn Country Club and the Capilano Golf and Country Club.

West Vancouver Open Houses are particularly useful because views, topography, privacy and lot configuration can be difficult to understand from listing photos alone. Buyers may be comparing an Ambleside condo, a Dundarave home, a hillside property with panoramic views or a luxury residence in the British Properties, and seeing the property in person can provide a much clearer sense of outlook, access, slope and surrounding development.

When attending an Open House in West Vancouver, look beyond finishes and square footage. Steep driveways, retaining walls, mature trees, waterfront exposure, renovation quality and the orientation of a home can all materially affect both lifestyle and value. The current West Vancouver Open Houses shown on this page allow buyers to compare these differences first-hand before deciding which properties deserve a closer look.

West Vancouver is one of Canada’s most distinctive residential communities, combining waterfront living, mountain scenery and luxury real estate with excellent access to outdoor recreation. Homes range from contemporary residences and hillside estates to waterfront properties and established family homes, many taking advantage of panoramic ocean, city and mountain views.

Ambleside and Dundarave offer a more walkable lifestyle with shops, restaurants, beaches and the seawall nearby, while neighbourhoods such as British Properties, Chartwell, Westmount, Caulfeild and Gleneagles provide quieter residential settings, larger properties and greater privacy. Beaches, parks, hiking trails and Cypress Mountain make outdoor recreation an important part of everyday life.

West Vancouver is connected to downtown Vancouver by the Lions Gate Bridge, while the Horseshoe Bay ferry terminal provides service to Bowen Island, Nanaimo and the Sunshine Coast.

Selling a home in West Vancouver requires more than comparing bedroom count and square footage. Views, lot slope, privacy, waterfront or hillside location, renovation quality, architectural design and redevelopment potential can all have a substantial effect on value. A condo in Ambleside, a family home in Dundarave and a luxury estate in the British Properties attract different buyers, so recent West Vancouver Sold Prices for the same property type and location are particularly important when establishing a realistic market value.

Marketing should focus on the characteristics West Vancouver buyers value most, whether that is panoramic ocean views, privacy, a large lot, contemporary architecture, waterfront access, proximity to shops and the seawall, or luxury finishes. Homeowners considering a sale can request a Free Home Valuation based on relevant recent sales, current competing properties and the specific features of their home.

For a more complete overview of how we prepare, price and market a property, see Selling Your Home.

Buying a home in West Vancouver often involves factors that are less common in flatter or more urban municipalities. Buyers may need to consider steep or irregular lots, retaining walls, ocean and city views, tree restrictions, waterfront conditions and future redevelopment potential in addition to the home itself. The market also ranges from condos in Ambleside and Dundarave to hillside houses, waterfront properties and large luxury estates, so comparable value can change considerably from one neighbourhood and property type to another.

Our Buying a Home guide explains the purchase process from financing and property selection through subjects, due diligence and completion. If you already know what you are looking for, complete our Find My Dream Home form and tell us your preferred area, property type, price range and important features. We can display your requirements on our Buyer Requests page, look for suitable properties that may not yet be publicly listed and notify you when matching homes become available.

West Vancouver’s terrain and natural setting make property-specific due diligence especially important. The District has development permit areas covering wildfire hazards, watercourses and foreshore properties, while some sites are also affected by difficult terrain. A property near forested land, a creek or the waterfront can therefore have additional requirements that are not obvious from its zoning alone.

Buyers planning renovations, redevelopment or subdivision should check whether the property falls within one of these areas. Wildfire permits can apply to new residential development near the forest interface, while waterfront properties may be subject to coastal flood and foreshore requirements and properties near watercourses can require environmental review.

Cypress Village is a major new planned community in West Vancouver’s Upper Lands. The approved plan allows up to 3,711 homes together with commercial space, community facilities, transit and recreational connections, while the related planning process also resulted in 262 acres of Eagleridge lands being transferred to the District and protected as park.

For buyers considering properties in Cypress Park, Rodgers Creek and the surrounding Upper Lands, the long-term build-out of Cypress Village can affect roads, services, amenities, traffic and the character of the area. Current development plans should therefore be considered alongside the existing neighbourhood when evaluating a property.

Taylor Way–Park Royal is one of West Vancouver’s major future growth areas. The District is preparing a Local Area Plan to guide future housing, transportation, public spaces and development around this important gateway, while provincial housing direction calls for substantially greater housing capacity than contemplated in the earlier Official Community Plan.

Buyers near Park Royal and the Taylor Way corridor should consider both existing conditions and future planning. Changes in density, building height, traffic, transit and surrounding redevelopment can affect views, neighbourhood character and long-term property potential.

West Vancouver’s Zoning Bylaw regulates permitted uses, building height, setbacks, lot coverage and floor area for individual properties. Buyers considering additions, redevelopment or subdivision should first confirm the property’s zoning through the District and then check whether an Official Community Plan policy, local area plan or development permit area adds further requirements.

This is particularly important in West Vancouver because properties can also be affected by steep terrain, wildfire conditions, watercourses, coastal hazards and tree regulations. Two nearby lots with similar zoning can therefore have very different practical development potential.

West Vancouver does not have SkyTrain, so transportation relies primarily on buses and road connections. West Vancouver Transit, commonly known as the Blue Bus system, operates as part of the regional TransLink network and serves areas including Ambleside, Dundarave, the British Properties, Caulfeild and Horseshoe Bay, with connections through Park Royal and into Vancouver. Marine Drive is the principal east-west transit corridor through much of the municipality.

Park Royal has become an increasingly important transit hub. The R2 Marine-Willingdon RapidBus now provides frequent all-day service from Park Royal through North Vancouver and directly to Metrotown in Burnaby, while other routes provide access to downtown Vancouver across the Lions Gate Bridge. Drivers also have convenient access to Highway 1 and the Sea-to-Sky Highway, while Horseshoe Bay provides BC Ferries connections for residents travelling beyond Metro Vancouver. Current routes and schedules are available through West Vancouver Transit.

West Vancouver schools are served by West Vancouver School District 45, which also serves Lions Bay and Bowen Island and offers programs including French Immersion, Advanced Placement, International Baccalaureate, Montessori and other specialized options. For families comparing West Vancouver homes for sale, school catchments can be an important part of the decision. Buyers can use the district’s School Locator to identify the schools serving a particular property address.

Parents can also review the Fraser Institute School Report Cards and BC Education System Performance data for West Vancouver when comparing schools. Rankings are only one factor, but they remain a useful reference for many families researching West Vancouver Real Estate.
