Cambie & South Cambie

Cambie and South Cambie contain some of Vancouver West’s most significant redevelopment opportunities because of the Canada Line and the ongoing implementation of the Cambie Corridor Plan. Available properties may include individual building lots, townhouse development sites and larger parcels suitable for higher-density residential development, depending on current zoning and site-specific requirements. The City describes the Cambie Corridor as its largest growth area outside Downtown and continues to implement new zoning throughout the corridor.

No. Zoning is the starting point, but it does not by itself guarantee that a particular project can be built. Development may also be affected by lot dimensions, setbacks, servicing, trees, registered charges, development-permit conditions, neighbourhood plans, the Vancouver Official Development Plan and other site-specific requirements.

Buyers can identify the current zoning using the City of Vancouver’s Digital Zoning Map, but should confirm their intended development with the City before purchasing. The City itself notes that the digital map is a convenience tool and zoning information can change.

Some properties may have subdivision potential, but this depends on the individual site’s zoning, dimensions, frontage and other requirements. A larger lot cannot be assumed to be subdividable simply because its dimensions appear sufficient.

Some Vancouver West residential lots can accommodate duplex or multiplex housing, but the number and type of units permitted depend on the current zoning, lot characteristics and applicable development regulations. Buyers should not assume that every building lot has the same development potential.

The City’s Zoning and Development By-law sets out permitted uses and development regulations, while the Digital Zoning Map can be used to identify the zoning of the individual property.

Properties close to rapid-transit stations may be affected by transit-oriented land-use policies that permit or support greater residential density than would otherwise be expected from the surrounding neighbourhood. This is particularly relevant around Canada Line stations in areas such as Cambie, Oakridge and Marpole, where some current Vancouver West land listings are already marketed specifically for their transit-oriented development potential.

Transit-oriented development rules and rezoning policies are complex and site-specific. Buyers should review current City policy rather than assuming that proximity to a station automatically guarantees a particular height or density. Vancouver adopted an updated Transit-Oriented Areas rezoning policy in 2026.

Zoning is one of the most important considerations when purchasing Vancouver West land because it affects permitted uses, building size, height, density and the form of development that may be possible. The City of Vancouver’s Zoning and Development By-law establishes the regulations for development throughout Vancouver, while the Digital Zoning Map can be used to identify the current zoning district for an individual property.

Zoning alone does not determine the full development potential of a site. Vancouver adopted its first city-wide Official Development Plan in March 2026, and additional policies such as the Cambie Corridor Plan, Broadway Plan, transit-oriented development policies and site-specific regulations can also influence future land use and redevelopment. The Official Development Plan is intended to guide how different parts of Vancouver grow and change over the next 30 years.

Development regulations are also continuing to change. For example, the City has introduced new residential zoning districts in parts of the Cambie Corridor and other areas, while individual sites may be affected by requirements relating to servicing, road or lane dedication, trees and other development conditions. Buyers should therefore confirm the current zoning and all applicable policies with the City before purchasing land or assigning a value to its redevelopment potential.
