Find the perfect mortgage.
Before you start looking into buying a home, you need to know how much you can afford. Check our mortgage calculator to see how much your monthly payment will be.
How’s your credit score? In order to qualify for a mortgage you must have a good credit rating. You can go to Credit Karma to obtain a free copy of your credit score. If any information in your credit file is incorrect, take the time to get it fixed before applying for any mortgage loan.
Do you qualify for an insured mortgage? Mortgage insurance is available to both first-time and repeat homebuyers, through CMHC or a private mortgage insurer, and the maximum home price that can qualify is capped at $1.5 million. For a purchase price of $500,000 or less, the minimum down payment is 5%. When the purchase price is above $500,000, the minimum down payment is 5% of the first $500,000 and 10% of the remaining portion. Homes priced above the $1.5 million cap don’t qualify for mortgage insurance and require a down payment of at least 20%. You’ll also need additional funds to cover the property transfer tax, legal, moving and other closing costs.
BC Home Buyers: get pre-approval for a mortgage, so you know before looking how much you can afford. Do not change jobs just before applying for a mortgage. The lender will want to see that you have a stable employment history.
We will help you to contact mortgage professionals who have been very helpful to our past clients to ensure you get the perfect mix of interest rates, terms and conditions!
