Burnaby ZONING BYLAW

The Burnaby Zoning Bylaw regulates the development and use of land, including the location and use of buildings and structures. As cities are constantly updating their zoning bylaws, the info below provides guidance and should not be relied upon without verification with the city.

  • R1 – Single family dwellings – Each lot shall have an area of not less than 890 m 2 (9,580.2 sq.ft.) and a width of not less than 24.38 m (80 ft.).
  • R2 – Single family dwellings – Each lot shall have an area of not less than 668.88 m 2 (7,200 sq.ft.) and a width of not less than 18.28 m (60 ft.).
  • R3 – Single family dwellings – Each lot shall have an area of not less than 557.40 m 2 (6,000 sq.ft.) and a width of not less than 15.0 m (49.2 ft.).
  • R9 – Single family residential development on small lots in areas of 0.81 or more hectares (2 or more acres) Each lot shall have an area of not less than 372 m 2 (4,000 sq.ft.) and a width of not less than 12.2 m (40 ft.).
  • R10 – Low-scale development in mature single family areas with a consistent low-scale character. Each lot shall have an area of not less than 557.40 m 2 (6,000 sq.ft.) and a width of not less than 15 m (49.2 ft.).
  • R11 – Low-scale development in mature single family areas. Each lot shall have an area of not less than 668.88 m 2 (7,200 sq.ft.) and a width of not less than 18.28 m (60.0 ft.).
