The Burnaby Zoning Bylaw regulates the development and use of land, including the location and use of buildings and structures. Cities are constantly updating their zoning bylaws, so the info below provides guidance but should not be relied upon without verification with the city.

  • R4 – Two family dwellings – for the use and development of two-family dwellings on larger lots in medium density residential areas. In the block front have a width of 13.72 m (45.0 ft.) or less, each lot shall have an area of not less than 399.47 m 2 (4,300.0 sq.ft.) and a width of not less than 10.97 m (36.0 ft)
  • R5 – Two family dwellings – for the use and development of two-family dwellings on larger lots in medium density residential areas. In the block front have a width of 13.72 m (45.0 ft.) or less, each lot shall have an area of not less than 334.40 m 2 (3,600.0 sq.ft.) and a width of not less than 9.15 m (30.0 ft.).
  • R6 – Row housing. Each lot shall have an area of not less than 220 m 2 (2,368.14 sq.ft.) and a width of not less than 7.5 m (24.61 ft.), except the lot for the end unit which shall have an area of not less than 330 m 2 (3,552.21 sq.ft.) and a width of not less than 11.0 m (36.09 ft.).
