Fort Langley is especially walkable for combining cafés and restaurants with boutique shopping and heritage attractions, while the countryside offers a very different food experience built around farms and local production. That mix is another reason Living in Langley feels different from more continuously urban parts of Metro Vancouver.

Shopping in Langley ranges from major regional retail around Willowbrook and Willoughby to Downtown Langley and the independent boutiques of Fort Langley. Willowbrook anchors one of the Lower Mainland’s major retail areas, while Willoughby-Willowbrook has also developed into an important shopping, recreation and entertainment district.

Everyday life changes considerably across the area. Langley City and the Willowbrook corridor place shopping and services relatively close together, while residents in rural Township communities may travel farther for groceries, schools and other daily needs. Fort Langley offers another model entirely, with a compact village centre of shops, cafés and restaurants surrounded by lower-density residential and rural areas.

Langley’s arts and culture are spread across both municipalities. Langley City supports galleries, public art and a walkable mural program, while the Langley Community Music School and local arts organizations provide performances, exhibitions and cultural programming.

Fort Langley adds a strong heritage component through the Fort Langley National Historic Site and the newer salishan Place by the River, which brings together museum, library, gallery, performance and community spaces. The result is a cultural scene that ranges from contemporary public art in Langley City to Indigenous, settler and regional history in Fort Langley.

Living in Langley without a car is most practical in the more compact urban areas. Langley Centre and Carvolth Exchange are major bus hubs, and routes connect Langley with Surrey, Maple Ridge and other parts of the region. Carvolth also provides park-and-ride access for commuters. 

Transit access will change substantially when the Surrey–Langley SkyTrain extension opens. The 16-kilometre Expo Line extension is being built from King George Station to 203 Street in Langley City, with future stations at Willowbrook and Langley City Centre; the current anticipated in-service date is late 2029. Until then, and even afterward in many rural and outer Township neighbourhoods, a vehicle will remain considerably more practical for many daily trips.

Langley City and the Township of Langley share a name but provide very different living environments. Langley City is a separate 10-square-kilometre municipality built around a compact regional urban centre, with Downtown Langley, services, shopping, parks and increasingly transit-oriented development.

The Township surrounds the City and includes everything from fast-growing Willoughby and established Walnut Grove to Fort Langley, Aldergrove, Brookswood and large rural areas. For anyone considering Living in Langley, this municipal distinction matters because neighbourhood character, transportation, development patterns, municipal services and even everyday travel distances can change substantially depending on which side of the boundary a property sits.

Fort Langley gives the area a lifestyle that is difficult to find elsewhere in Metro Vancouver. The historic village combines locally owned shops, cafés, restaurants, heritage buildings and the Fort Langley National Historic Site with walking routes along the Fraser River. Tourism Langley describes the village as a place where heritage and newer local businesses coexist within a compact, walkable centre.

Beyond the village, much of the Township retains an agricultural and rural character. Farms, equestrian properties, farm markets, wineries and open countryside sit surprisingly close to major suburban growth areas such as Willoughby.
