What Should I Consider When Buying Land? (Click to Open)

Checking new listings of land for sale on a daily basis will help you figure out the prices per sq.ft. in different areas.   Of course, you also need to consider whether the land’s zoning will allow you to build your dream home – we would be delighted to assist with that!

Buying land to build your dream home or cottage is a big step.    You really need to consider the following so you can move forward with confidence:

Local Bylaws and Zoning:    Municipalities control every aspect of new construction, including the maximum square footage and height of buildings, insulation, water usage, electrical connections,  the building footprint, setbacks, parking requirements, fencing and permitted uses of the building.  Each municipality has different regulations, so it’s critical to understand the rules that apply before buying a piece of land!

Property Taxes:  Property tax rates can vary widely between municipalities and often depend upon the zoning of the land.   Taxes will go up when you build since the value of the property is now significantly increased.   Tax rates may be a consideration when buying a piece of land.

Lot Size:  One of the first questions to ask when scouting out properties is how much land do you need. More land opens up many possibilities, such as room for outbuildings and greenhouses, hobby farming or storage for your camper van, dirt bikes, snowmobiles.

Electrical Access:  Are electrical lines installed reasonably close by?   The power company will pass the cost of installing new poles and power lines from the nearest grid access point on to you, and these might be very substantial.   Your alternative would be to consider using solar or wind turbines, coupled with battery storage, for your electrical needs.

Drinking Water and Sewage:   Remote properties will not have access to municipal water supply or sewage systems.  In such locations, you must drill a well or pump it in from a lake or river – which may also require water use permits.    There are strict regulation around the installation of septic fields as well, and it’s very important to be aware of those before purchasing the land.

Soil Depth and Composition:   Your home cannot include a basement if there is groundwater close to the surface, or bedrock that is too expensive to remove.    Soil composition will also affect your plans for lawns and tree planting.

Proximity to Neighbours:   Is privacy important to you or would you prefer close neighbours for social reasons? Don’t assume they’ll always stay there…

Proximity to Water:   Another decision to make early in your search for land is whether you want access to a lake or river. Land with water frontage is always more expensive, but being able to enjoy swimming, fishing and boating is well worth it for many cabin owners.

Proximity to City Amenities: Consider proximity to transit, how far you’re willing to travel for groceries, hardware and health care?

Internet and Cell Service:   If you are planning for an out of town property, make sure you check if cellular service is available!

Insects and Other Pests:  Mosquitoes, black flies, bears, skunks and other wildlife may well be a feature of the location where you buy land.  Again, know before you buy!
