MLS® HPI Price: Indicates the current sale price of a “representative” house, condo or townhouse. The exact number isn’t what’s important here – look at the trends to assess how the market is moving relative to the past three years.

Median Sales Price: The median sales price is the middle price of all homes sold in a specific period. Half of the sales were above this price, and half were below. It reflects the actual prices buyers and sellers agreed on, but it can swing up or down depending on what types of homes happened to sell that month (e.g., more luxury homes or more entry-level units).

Total Inventory: The total number of homes currently listed for sale at the end of the month. This shows how much supply is available in the market. Rising inventory usually signals more selection for buyers, while declining inventory can indicate tightening conditions and increased competition.

New Listings: The number of homes that were newly added to the market during the month. This shows how much fresh supply is entering the market. Higher levels of new listings mean more options for buyers, while lower levels can signal limited selection and increased competition for available homes.

Sales: The total number of homes that successfully sold during the month. The stronger the market, the greater the number of sales!

Sales to Active Ratio: This ratio is widely used by industry insiders to quantify the strength of the market. It represents the percentage of the available inventory that is sold each month. Generally speaking, a ratio of below 0.12 indicates a slow market (“a buyer’s market”), while a ratio of over 0.20 indicates a hot market (“a seller’s market”), with many more buyers than sellers and intense competition for properties. A ratio between 0.12 and 0.20 reflects a “balanced” market, where the number of sellers and the number of buyers are roughly balanced.

Richmond contains very different housing environments within one municipality. City Centre has a large concentration of condos and mixed-use housing around the Canada Line, Steveston combines townhouses, detached homes and a historic waterfront village, while established west-side areas such as Seafair, Terra Nova and Quilchena contain a much larger share of detached housing.

That difference matters when reading the Richmond Housing Market. A month with more City Centre condo sales can affect Richmond Home Prices differently from a month with more detached-home activity in Steveston or West Richmond. Richmond Market Statistics are therefore more useful when property type and location are considered together.

Richmond has five provincially designated Transit-Oriented Areas around Bridgeport, Capstan, Aberdeen, Lansdowne and Brighouse stations, and City Centre planning directs substantial higher-density housing toward these Canada Line locations. The result is a large concentration of newer condo and mixed-use development within a relatively small part of Richmond.

Changes in City Centre condo sales can influence Richmond Market Statistics and Richmond Home Prices without necessarily reflecting the same conditions in detached-home neighbourhoods elsewhere in the city. Richmond Real Estate Statistics are therefore easier to interpret when condo, townhouse and detached-home trends are reviewed separately.

Richmond is built within the Fraser River floodplain and relies on an extensive system of dikes, drainage pipes, channels and pump stations for flood protection. Floodplain construction levels can also affect how homes and redevelopment sites are designed, which can create noticeable differences in building form and site characteristics across the city.

Those differences can matter when comparing Richmond Real Estate Prices. Richmond Sold Prices are most useful when comparable properties have similar location, property type, age, lot characteristics and floodplain-related construction conditions. A Richmond Average House Price provides broad context but cannot capture those property-specific differences.

Approximately 39% of Richmond’s land base is within the Agricultural Land Reserve, creating a sharp contrast between the city’s urban housing market and rural properties in East Richmond. Acreages and farm properties can differ substantially from conventional detached homes in lot size, permitted use, servicing and buyer demand.

Richmond Home Prices should therefore be interpreted with the property’s land-use context in mind. Richmond Housing Prices across the city can be influenced by very different types of transactions, while Richmond Real Estate Prices for rural and ALR properties are usually more meaningful when compared with genuinely similar sales.

Steveston has a distinctive housing and property context because the historic village is a designated Heritage Conservation Area and the surrounding neighbourhoods include waterfront and dyke-adjacent properties, newer townhouses and established detached homes. Properties within the heritage area can also be subject to conservation requirements that do not apply across most of Richmond.

Richmond Sold Prices in and around Steveston are therefore most useful when the comparable properties share a similar location, housing type and heritage or waterfront context. Richmond Real Estate Statistics and a Richmond Average House Price can show the broader direction of the market, but they do not replace local comparisons within Steveston.
