New Westminster New Developments are strongly shaped by the city’s compact geography and rapid-transit network. In 2026, the City updated its Official Community Plan to respond to provincial housing legislation, enable more townhouses and infill housing, and accommodate additional housing near transit. Five SkyTrain station areas are designated for transit-oriented development: 22nd Street, New Westminster, Columbia, Sapperton and Braid.

That does not mean every New Westminster Presale is a high-rise condo. Downtown and Sapperton contain much of the current apartment and tower development, Queensborough adds newer townhome and mixed-use communities, and the City’s 2026 Infill Housing Program now permits additional ground-oriented multi-unit housing across much of New Westminster.

Current New Westminster Presales are particularly visible in Downtown and Sapperton. The current MLS® feed contains multiple First & Royal homes near Downtown and Queen’s Park as well as numerous assignments and new homes at The Keary in Sapperton’s Brewery District. Sapperton combines direct SkyTrain access with Royal Columbian Hospital and ongoing Brewery District development, while Downtown is officially designated as a Regional City Centre and remains one of the city’s principal locations for high-density housing and services.

Queensborough is quite different. It is physically separated from the mainland portion of New Westminster, has its own community plan and is located in the Fraser River floodplain. New Westminster New Homes there are more likely to include townhomes and lower-scale master-planned development such as Port Royal and Mercer Village rather than the SkyTrain-oriented towers found in Downtown and Sapperton.

Downtown and Sapperton provide two of the clearest examples of transit-oriented New Westminster New Construction. Downtown combines the Fraser River waterfront, New Westminster and Columbia SkyTrain stations, Douglas College and established commercial streets, while Sapperton has developed around East Columbia Street, the Brewery District, Sapperton Station and Royal Columbian Hospital.

Buyers should also consider future development around the property, not just the individual building. Much of New Westminster falls within areas where additional density is now enabled, so neighbouring sites, views, traffic patterns and construction activity may change over time.

22nd Street Station is an important future development area, but I would not describe it as an established presale centre yet. The City’s reGENERATE vision proposes transforming the existing area into a high-density, mixed-use, climate-friendly neighbourhood centred on SkyTrain and pedestrian greenways.

Implementation work is continuing through 2026 and into mid-2027, and the City currently considers the area under active review. For this page, I would present 22nd Street as an important future-growth area rather than imply there is already a large inventory of New Westminster Presale Condos there.

Queensborough deserves a short section because its development conditions differ materially from the rest of New Westminster. The neighbourhood has its own community plan and is located within the floodplain, creating different infrastructure and development considerations from Downtown, Sapperton or Uptown. The City also excluded Queensborough from its 2026 citywide infill-housing changes while additional infrastructure research is completed.

The current MLS® presale search includes move-in-ready townhomes at Mercer Village in Queensborough, showing why New Westminster New Homes should not be treated as a condo-only market.

Buying a New Westminster Presale requires more than comparing price and floor plan. Review the developer’s disclosure statement and amendments, deposit schedule, estimated completion window, assignment provisions, strata budget or estimated fees, parking and storage, included finishes and any clauses allowing changes to the project.

Location-specific due diligence also matters. For Downtown and Sapperton projects, check surrounding development applications because future towers or infrastructure changes can affect views, traffic and construction activity. In Queensborough, buyers should also understand the neighbourhood’s floodplain and infrastructure context rather than assuming the same conditions apply as on the mainland.

A New Westminster Presale is normally purchased before completion, but this page also captures move-in-ready and recently completed New Westminster New Construction. A completed New Westminster New Home allows a buyer to inspect the actual suite, views, finishes and surrounding development, while an earlier presale may provide more selection but involves greater uncertainty around completion timing and the finished product.

Buyers comparing New Westminster Presales with existing homes can also browse New Westminster Homes for Sale and review New Westminster Market Statistics for regularly updated inventory, sales and pricing trends. A resale home may offer a known completion date, established strata history and the ability to inspect the finished property, while New Westminster New Developments may offer newer construction, different deposit structures and later completion timelines.

Before committing to a presale purchase, review the contract and disclosure material carefully and make sure your financing plan still works at completion.
