MLS® HPI Price: Indicates the current sale price of a “representative” house, condo or townhouse. The exact number isn’t what’s important here – look at the trends to assess how the market is moving relative to the past three years.

Median Sales Price: The median sales price is the middle price of all homes sold in a specific period. Half of the sales were above this price, and half were below. It reflects the actual prices buyers and sellers agreed on, but it can swing up or down depending on what types of homes happened to sell that month (e.g., more luxury homes or more entry-level units).

Total Inventory: The total number of homes currently listed for sale at the end of the month. This shows how much supply is available in the market. Rising inventory usually signals more selection for buyers, while declining inventory can indicate tightening conditions and increased competition.

New Listings: The number of homes that were newly added to the market during the month. This shows how much fresh supply is entering the market. Higher levels of new listings mean more options for buyers, while lower levels can signal limited selection and increased competition for available homes.

Sales: The total number of homes that successfully sold during the month. The stronger the market, the greater the number of sales!

Sales to Active Ratio: This ratio is widely used by industry insiders to quantify the strength of the market. It represents the percentage of the available inventory that is sold each month. Generally speaking, a ratio of below 0.12 indicates a slow market (“a buyer’s market”), while a ratio of over 0.20 indicates a hot market (“a seller’s market”), with many more buyers than sellers and intense competition for properties. A ratio between 0.12 and 0.20 reflects a “balanced” market, where the number of sellers and the number of buyers are roughly balanced.

North Vancouver is actually two separate municipalities: the City of North Vancouver and the District of North Vancouver. The City is much more compact and includes the higher-density Lonsdale corridor, while the District surrounds it with communities such as Lynn Valley, Edgemont, Deep Cove, Seymour and Upper Capilano. The City itself notes that what people commonly call North Vancouver is made up of these two distinct municipalities.

That distinction matters when reading the North Vancouver Housing Market. A month with more City condo sales can affect North Vancouver Home Prices differently from a month with more detached-home sales in the District. North Vancouver Market Statistics and North Vancouver Real Estate Statistics are therefore more useful when buyers and sellers also consider municipality, neighbourhood and property type.

Lower and Central Lonsdale contain a particularly large concentration of the City’s apartments, strata homes and mixed-use development. City information identifies Lower and Central Lonsdale as the core of the Lonsdale Regional Centre, with much of the City’s post-1980 residential growth concentrated in those two neighbourhoods.

That concentration can influence North Vancouver Market Statistics because a substantial amount of condo and attached-home activity occurs within a relatively compact part of the overall market. When North Vancouver Home Prices change, buyers and sellers should check whether the movement is being driven primarily by condo activity around Lonsdale or by ground-oriented housing elsewhere in North Vancouver.

North Vancouver’s geography creates substantial differences between properties. Hillside neighbourhoods can include steep or irregular lots, varying road grades and very different city, harbour or mountain views, while flatter locations can have very different lot characteristics and accessibility.

Those characteristics can affect North Vancouver Real Estate Prices even when homes have similar floor areas. Tsleil-Waututh Nation states that almost 1,300 market condos and townhouses have been developed there and that owners purchase their units on long-term leases with the Nation.

That ownership structure matters when comparing North Vancouver Home Prices. Leasehold condos and townhouses should not automatically be compared with otherwise similar freehold strata properties elsewhere in the North Vancouver Real Estate Market. North Vancouver Housing Prices and North Vancouver Sold Prices are more meaningful when ownership type is considered along with location, building age and property type.

The District of North Vancouver identifies eight Town and Village Centres: Lions Gate, Edgemont, Lynn Valley, Lynn Creek, Maplewood, Queensdale, Parkgate and Deep Cove. The District uses these centres to accommodate different housing choices, amenities and transit access within otherwise largely residential areas.

That varied housing mix helps explain why the North Vancouver Real Estate Market can behave differently from one District submarket to another. A rise in attached-home sales around Lynn Valley or Lynn Creek may not say much about detached-home conditions around Edgemont or Deep Cove, so North Vancouver Real Estate Statistics should be interpreted with the relevant local housing mix in mind.
